Information Request for A Catch-Up Depreciation Analysis Benefit Estimate

 

· Fixed Asset Information Initial Requirement

 

Electronic copy of all current assets (both long and short lived) from 1987 through the current year to include at a minimum the following fields. Typically this can be quickly exported from most depreciation software into MS Excel.

 

· Asset Number

· Asset Descriptions

· In-Service Date

· Original Tax Basis

· Depreciable Life/Tax Life

· Alternative Depreciable Life (ADS Life), if available

· Depreciation taken to date (to 12/31/2007 or end of fiscal year)

· Depreciation Method (200% DB, Straight line, etc.)

· Depreciation Convention (mid-month, half-year, mid-quarter)

· Any other field required to tie that fixed asset to the invoices, property accounting files, journal entry fields, etc.)

 

Information Request for Current Year Purchase Price Allocation Fee & Benefit Estimates

 

For each location purchased in last year or this year, provide the following for a fee and benefit quote:

 

· Total purchase price and if that included land, furniture equipment, and/or an existing business

· Type/use of property

· Address of property

· Date placed in service

· Explain details if it was part of a 1031 exchange

· Is it leased and, if so who owns tenant improvements?

 

Information Request for Current Year Cost Segregation Fee & Benefit Estimates

 

For each location built in last year, provide the following for a fee and benefit quote:

 

· Address of the property

· Total construction cost without land or equipment

· Type/use of property

· Date placed in service

 

Information Request for Real Property Tax Analysis Fee Estimates

 

For each location built in last year or this year, provide the following for a fee and benefit quote:

 

· Address and parcel number of each property

· Total construction cost, land cost, or purchase amount with dates

· Type/use of property

· If leased – last two years of income/expense statements plus vacancy rates
